What does your home inspection cover?
Your home inspector should ensure that their home inspection process and report meet all requirements established by your state, if applicable, and should follow a well-established and widely recognized set of industry standards and codes of conduct. You as the client should be able to ask for a copy of these standards upfront and ask any questions you may have ahead of the inspection.
How long have you been practicing in the home inspection profession and how many inspections have you completed?
This is an important questions as experience is critical to a high quality inspector. You should be able to ask the inspector to provide his history in the profession as well as some referrals to support his experience level. With newer inspectors just starting out, they will tend to be partnered with more veteran and experienced inspectors, who would consult them as needed.
Are you specifically experienced in residential inspections?
Gaining experience from related fields such as being a general contractor, electrician, plumber, or engineer does not serve as a substitute for training and experience in conducting residential property inspections.
Do you offer to do repairs or improvements based on the home inspection?
Some inspector associations and/or state regulations may allow home inspectors to perform repairs stated within their reports. Regardless, you should stay clear from inspectors who advertise these services. They are a conflict of interest between his duty to uncover issues with the home and his ability to generate revenue.
